The service
Registered trades, co-ordinated with your build
Most renovations involve electrics and gas: new circuits and sockets in an extension, lighting in a loft conversion, a new cooker circuit and hob in a kitchen, extending radiators, moving a boiler or rewiring an older house.
Design Built Right handles this work as part of projects. Gas work is carried out by our registered gas engineer and electrical work by our registered electrician. Andrew himself is not a gas engineer or electrician; he co-ordinates these specialists so their work happens at the right points in the build.
That timing matters. First-fix wiring and pipework must go in before plastering, and second-fix connections happen once walls and kitchens are finished. When it is planned, walls are not chased after they have been decorated.
It is essential that this work is done by registered trades. Gas work must legally be carried out by a Gas Safe registered engineer, and notifiable electrical work needs to be certified. Registration numbers for our engineers will be published on this page shortly.
Having both engineers organised through one builder also saves you time. There is no need to find, vet and book separate trades, explain the project to each of them and then line them up with plasterers and fitters. Andrew already knows the people he works with, knows how the project is sequenced and books them in at the stage their work is needed.

Gas and electrical faults can be dangerous: fire, electric shock and carbon monoxide are real risks when work is done badly or by someone unqualified.
Uncertified work also causes practical problems. Missing certificates can hold up building control sign-off, cause issues with insurance and delay a house sale.

The electrical and gas work most often needed on renovations across Selby and Yorkshire.
Extensions and loft conversions
New rooms need new circuits, sockets, lighting and often interlinked smoke alarms. These are planned into the build and inspected as part of the work Andrew signs off with building control.
Kitchens
Kitchens need dedicated circuits for cookers and hobs, plenty of sockets and good lighting. Gas hobs and cookers are connected by our registered gas engineer.
Heating and boilers
Extending or upgrading heating, adding radiators, moving boilers and installing underfloor heating are carried out by our registered gas engineer as part of the project.
Garden rooms and outdoor power
Garden rooms need a safe supply from the house, properly protected, plus sockets, lighting and heating, installed by our registered electrician.
Lighting design
Good lighting changes how a room feels and works. Kitchens benefit from task lighting over worktops as well as general ceiling lights; living spaces often suit dimmable lighting in more than one circuit; loft conversions need light where the roof slopes.
Positions for switches, sockets, USB points, TV and data connections are worked out before walls are plastered, so you get power where you need it rather than trailing extension leads.
Smoke, heat and carbon monoxide alarms
Loft conversions and extensions usually need interlinked mains-powered smoke alarms, and kitchens may need heat alarms. Where fuel-burning appliances such as boilers are installed or moved, carbon monoxide alarms are fitted as required. These are installed by our registered electrician and inspected as part of building control on relevant projects.

How much does electrical and gas work cost in Selby and Yorkshire?

Every electrical and gas work job is priced individually after Andrew has seen the property, because the scope of work and how it fits into the wider project change the figure more than anything else. Pricing is never less than a day rate, and a deposit is taken before work starts; the amount depends on the type of job. You get a clear, itemised quote before you commit to anything.
Is Andrew Gas Safe registered?

No. Andrew does not carry out gas work himself. All gas work is carried out by our registered gas engineer, and all electrical work by our registered electrician. Andrew co-ordinates them.
Will I get certificates for the work?

Yes. Electrical and gas work is tested and certified by the engineer who carries it out, and the paperwork supports building control sign-off where needed.
How long does electrical and gas work take?

It is scheduled in stages around your project: first fix before plastering and second fix once rooms are finished. Timings depend on the size of the job.
Do you offer emergency electrical or gas call-outs?

No. Electrical and gas work is carried out as part of planned renovation projects. If you smell gas, call the National Gas Emergency Service on 0800 111 999.
Is there a guarantee on electrical and gas work?

Andrew will explain what cover applies to your job when he quotes. Electrical and gas work is also certified by the registered engineer who carries it out.
Will the electrics and gas be ready in time for the rest of the build?

Yes, that is the point of having Andrew co-ordinate them. First-fix wiring and pipework are booked in before the plasterer, and second-fix connections once the kitchen, bathroom or room is finished, so other trades are not left waiting and finished walls do not need to be opened up again. If anything changes on site, Andrew reschedules the engineers around it.
Can you work evenings or weekends on electrical and gas work?

Yes. Design Built Right works 7:30am to 7:30pm, seven days a week, including weekends. That helps when you need work done around your own job, or when a stage has to be completed before a specialist or inspector arrives. We are a planned renovation business rather than an emergency call-out service.
