The service
A separate room, without touching the house
A garden room is a fully insulated, powered building in your garden: somewhere to work without the distractions of the house, a gym you will actually use, a music room, a hobby space or somewhere quiet to relax. Unlike a shed or summer house, it is built to be comfortable in every season.
It suits people who need more space but do not want the disruption of an extension, or whose house is not suited to one. Because it is built away from the house, daily life carries on largely as normal while it goes up.
Garden rooms are mostly timber construction, and the difference between one that lasts and one that does not comes down to the base, the frame, the insulation, the roof and how carefully it is weatherproofed. Andrew holds City & Guilds in Joinery and Carpentry and has worked for himself in the building trade for 18 years.
Power, lighting and heating are what make a garden room usable, and electrical work is carried out by our registered electrician, including the supply from the house.
Before anything is built, Andrew looks at where the room will sit in relation to the house, the sun, trees, neighbours and drainage, and how power will reach it. Getting the position right at the start makes the room more pleasant to use and avoids problems with damp, shade or planning later on.

Why a cheap garden building often costs twice
Many garden buildings are sold as garden rooms but are really sheds with windows. With thin walls and little insulation, they are too cold to use in winter and too hot in summer, and they end up as storage.
The problems that follow are predictable: damp and condensation, rotting floors from poor bases, leaking roofs, and electrics run through the garden without proper protection. Fixing those means taking much of the building apart.

Gyms, studios and hobby rooms
Gyms need a strong floor and good ventilation. Music rooms benefit from extra insulation to keep sound in. Hobby and craft rooms often need more power and storage. The build is shaped around the use.
Bases and foundations
Depending on the ground, access and size, a garden room may sit on a concrete slab, ground screws or a timber frame on pads. The base must be level, stable and keep the floor away from damp.
Insulation, roofing and cladding
Insulation in the walls, floor and roof is what turns a garden building into a room. A durable roof covering, a breathable membrane and well-detailed cladding keep the weather out for years.
Planning and building regulations
Many garden rooms fall within permitted development, but height, position near boundaries, overall size and use can change that, as can listed buildings and conservation areas. Andrew will talk through what applies before you commit.
Windows, doors and light
Glazing makes a garden room feel open, but too much south-facing glass can overheat it in summer. The size and position of windows and doors are balanced against insulation, privacy from neighbours and the view back to the house.

How much does garden rooms cost in Selby and Yorkshire?

Every garden rooms job is priced individually after Andrew has seen the property, because the size, the base, the level of insulation, glazing and electrical fit-out change the figure more than anything else. Pricing is never less than a day rate, and a deposit is taken before work starts; the amount depends on the type of job. You get a clear, itemised quote before you commit to anything.
How long does it take to build a garden room?

It depends on the size, the base and the fit-out. Because the work happens in the garden, most of it causes little disruption to the house. Andrew will talk through realistic timings at the quote stage.
Do I need planning permission for a garden room?

Many garden rooms fall under permitted development, but height, distance from boundaries, size and how the room will be used all matter. Andrew will check what applies to your plot before work starts.
Can I use a garden room in winter?

Yes, that is the point of building it properly. Insulated walls, floor and roof, together with heating installed by our registered electrician, make it usable all year.
Who installs the electrics?
